NeighborWorks Network Ranked Among Top 100 U.S. Homebuilders

Washington, D.C. – NeighborWorks America, a congressionally chartered, nonprofit corporation that for more than 45 years has advanced affordable mortgage financing and construction of workforce accessible homes across the country, announced today that its homebuilding production earned it a ranking of #78 on the 2025 Builder 100 list published by Builder magazine. NeighborWorks network organizations built and sold 747 homes in 2024.

“We’re excited to be recognized for helping hundreds of families achieve the American Dream of homeownership by building affordable houses across the United States,” said NeighborWorks America President and CEO Marietta Rodriguez. “Today’s home construction environment is the toughest in many years and presents significant challenges for builders and buyers alike. Nevertheless, the commitment of NeighborWorks to help alleviate the nation’s housing supply challenges is clear-eyed and steadfast.”

The recognition comes as NeighborWorks America launches its “Creating Homes, Building America” campaign to elevate affordable homeownership and quality rental housing opportunities in every corner of the country, in partnership with nearly 250 locally led nonprofit builders and lenders.

“The American Dream is becoming more difficult to achieve for many prospective homebuyers today,” said Mike Walker, Executive Director of NeighborWorks Dakota Home Resources, South Dakota. “Rising mortgage interest rates, high material costs and limited availability of affordable land, have all but killed the American Dream for many.  In rural America, NeighborWorks Organizations like NeighborWorks Dakota Home Resources (NWDHR) are wearing several hats to keep the American Dream Alive.”

“According to the National Association of Homebuilders, homebuilding costs per square foot have doubled since 2011,” said NeighborWorks Vice President of Business Intelligence Michael Butchko. “But the NeighborWorks network continues to consistently build homes in rural, suburban, and urban areas nationwide. Furthermore, NeighborWorks network organizations report an additional 6,100 for sale homes in their three-year construction pipelines, as they continue to meet the needs for quality, affordable homes for America’s families.”

A NeighborWorks America survey of renters earlier this year, amidst stubbornly high home prices and mortgage rates, found 48 percent believed that it wasn’t possible for them to become homeowners.

“Americans unsure about their ability to buy and sustain a home for their families need the innovative partnerships and market-based solutions driven by investments from NeighborWorks America homebuilders, housing counselors and lenders,” said Rodriguez.

“Since our creation more than 45 years ago, working with every Administration and Congress, NeighborWorks America has fostered a laboratory of new methods and ideas alongside our national network to expand housing supply in both the apartment and single-family sectors,” added Rodriguez.

For every dollar of federal appropriation in fiscal year 2024, NeighborWorks and its network attracted an additional $71 of additional public and private sector direct investment in communities, and:

  • Helped 105,000 families and individuals by providing counseling on financial capability, pre-purchase, post-purchase or foreclosure issues.
  • Created 16,300 new homeowners.
  • Owned and/or managed 211,900 rental homes.
  • Created and/or maintained 48,900 jobs.

In addition to funding, NeighborWorks supports its network's ability to develop and maintain the supply of affordable housing through virtual and in-person professional development opportunities including the NeighborWorks Training Institute. These initiatives enhance and enrich NeighborWorks network organizations and other affordable builders, affirming our pledge to strengthen the sector's capacity to increase residential development and nurture enduring change in communities nationwide.
